THE HANDBOOK’S FIVE PARTS

The S.H.A.R.K. method.
From selecting a property to passing it on.

600 pages following the order of investment decisions, with one part for each letter of the method.

SPart 1

Select

Define your strategy, market and investment criteria, then look for a suitable property.

HPart 2

Validate feasibility: prove the project is viable

Check financial, legal, technical and tax feasibility before committing.

APart 3

Decide

Decide whether to buy or walk away, then choose financing, legal structure and works.

RPart 4

Execute

Secure the five key documents: offer, sale agreement, loan agreement, deed and lease.

KPart 5

C³: preserve, create value, sell

Manage and protect the property, increase its value, then prepare the exit and succession.

A foreword and introduction open the journey. A glossary, dated rules, calculation appendices, checklists and field worksheets complete it.

S.H.A.R.K. and C³ refer to the method’s original French step names.

THE IMMOSHARK SCORE

A framework for decisions.
Every criterion has its own voice.

The Score assesses a transaction against your own investment criteria. Each of five criteria receives a rating from A to D, without addition or averaging.

  • Net return
  • Condition and works
  • Location and demand
  • Co-ownership
  • Legal

An initial score at S4 screens the opportunity. A documented Score at H6 follows the checks and precedes any commitment.

A
Above your objectives, with a solid margin.
B
Meets your investment criteria.
C
Acceptable with a costed correction or a remedy with a deadline.
D
Unacceptable on the current terms.

Every C needs an explanation. A figure or a remedy with a deadline turns a reservation into a concrete action.

The consequences of a D depend on the criterion. A legal D identifies an impossibility that cannot be regularised and closes the file. A return D can be reconsidered at a price compatible with the target and agreed negotiation margin.

IMMOSHARK · THE FIRST QUESTIONS

See the file behind the property.

A listing gives you a price, an area and photographs. Your decision also needs documents, financial assumptions and an understanding of commitments. Immoshark puts those elements in the right order.

Enthusiasm opens the visit. Method prepares the decision.
