Levinski.
Lawyer, legal professional, property investor.
A perspective shaped by real files.
Immoshark began with a simple observation: before judging the quality of a transaction, you need to learn to read what makes it up.
Practice first.20+ years of legal practiceFrom law to decisions.
Alexandre Levinski’s career spans property law, business law and finance. Over twenty years of practice have taught him to examine transactions through their documents, conditions and practical consequences.
An attractive façade, a return advertised in a listing or an oral promise do not yet make a file. The important questions can lie in a missing document, an unexpressed qualification or a figure with no known source.
Why write Immoshark?
To make this approach accessible without suggesting investors can replace every professional. The book helps prepare those conversations: what to ask the notary, which assumption to discuss with the bank and what a technical expert should examine.
The project puts method before shortcuts. Read before signing, calculate before deciding and keep the evidence that explains the transaction. The journal and case studies extend that approach.
Teaching you can verify.
A worked example must be reproducible. An assumption must be labelled. A legal point must be placed in its regional and time context. Complex questions do not become simple because a headline is catchy.
