Have your offer reviewed before sending it, not after acceptance.
01The first commitment already deserves attention
Belgian notaries point out that an accepted offer can conclude a sale. Waiting until the preliminary sale agreement to consider conditions may leave you already committed. An offer is more than an expression of interest.
Before signing, clarify the property, price, validity period and suitable conditions with your notary. Do not copy an online clause without checking what it actually protects.
02Financing belongs in the document
If the purchase depends on financing, discuss a financing condition precedent and its terms. Notaries recommend considering this protection at the offer stage. Understand the wording and required steps before sending.
A reassuring conversation with a banker is not confirmed financing. Gather useful evidence and have the offer timetable checked.
03Your preparation file
Preparation does not mean knowing everything before first contact. It means identifying what you know, what remains to check and what you cannot accept discovering only after committing.
- Identify the property and its appurtenances precisely.
- List received documents and unanswered questions.
- Have the notary check conditions and deadlines.
- Keep the version sent and evidence of exchanges.
04A question before deciding
If the seller accepted tonight, could you explain exactly what binds you? If not, the document is not ready. This article offers general pointers; drafting depends on your transaction.
