A lovely kitchen does not replace reading the co-ownership file.
01Documents tell the building’s story
Notaries list information to receive before the offer or sale agreement: funds, arrears, approved calls, pending proceedings, minutes and accounts. These explain the collective obligations attached to the unit.
Ask your notary and property manager to identify missing documents. Do not confuse a forecast budget, annual accounts and the status of funding calls.
02Read decisions, not just the total
For each important issue, distinguish discussion, decision, quote and funding call. Ask what was approved, what remains to finance and the allocation shares. Recent minutes may tell a different story from the advertised monthly charge.
The allocation of costs between seller and buyer must be clarified in the sale file, not inferred from a sentence in the listing.
03Your practical reading grid
Build a three-column table: issue, supporting document and question to resolve. Make unknowns visible and identify who can answer.
- Roof, façade, lift: condition and planned works?
- Accounts: which expenses recur each year?
- Decisions: which works were approved?
- Financing: which reserves and calls?
- Disputes: which matters are reported?
04What changes in your simulation
Separate operating costs from one-off capital expenditure. A significant future cost must not disappear behind a routine monthly provision. Give it its own assumption, timing and source.
A sound file does not always mean walking away. It may lead to a different price, financing or order of checks. Documents make that choice possible.
