An energy rating alone cannot establish renovation cost or timing.
01Start with the full document
In Brussels, the PEB energy-performance certificate informs sales, lettings and renovation projects. Brussels Environment provides explanations and a certificate register. Read the document, its identification and accompanying information.
Energy rules differ by region and change over time. Do not apply another region’s timetable to your property. Have the obligations for your building and project confirmed.
02From recommendation to building works
A recommended measure is not yet a works contract. Access, technical constraints, common areas and sequencing may change the programme. Have the situation examined and request comparable quotes.
Write down what each quote includes, excludes and leaves uncertain. A lower total does not necessarily mean equivalent work.
03Timing matters as much as the budget
Works may keep the property unavailable before letting. Include a rent-free period consistent with planned work. Do not count twelve months of rent alongside a major renovation.
For an apartment, identify works requiring a collective decision. Your private budget alone cannot decide building-wide works.
04Three records to keep
Keep the energy document, technical opinion on the programme and a dated budget. They answer three different questions.
This general explanation replaces neither a certificate, a technical audit nor a check of regional duties at the transaction date.
